It can be a little confusing!
A Modular Home is built to state building code. Each state requires approval of the engineer’s drawings. Local building inspection and approvals are required during installation the same as site built homes. Because it meets local building codes and standards, a modular home can be compared directly to site built housing and will meet or exceed most zoning requirements/restrictions.
Modular homes typically arrive on a carrier and are craned or rolled onto a poured wall foundation. It is considered a permanent piece of real estate when completed. These homes are never “titled” like their mobile counterparts.
A mobile home may look exactly like a modular but there are structural differences. They are built to a Federal HUD (Housing and Urban Development) code rather than local/state building code. They will retain a permanent frame and a title will be issued. This steel frame not only provides an extremely rugged platform for the home, but it also serves as a chassis for transportation. Once set up, the wheels and axles are removed, but the frame remains. The home is then tied down to the foundation or ground underneath.
Mobile homes can have all the exterior and interior cosmetic appeal as its modular counterpart. This includes features like finished drywall, laminate flooring, 9 foot flat ceilings, and 42” cabinets! However, they cost much less than Modular units.
Mobile homes are slightly more restricted by zoning authorities in most suburban areas. More rural areas are more accepting of this alternate form of affordable housing.
